The costs associated with an electrical upgrade

What factors influence price?

The cost of electrical retrofitting varies according to a number of factors, including the condition of the installation, the extent of the work required and the surface area of the property. In Belgium, retrofitting is mandatory in the event of renovation, property sale or when an installation no longer meets the requirements of the Règlement Général sur les Installations Électriques (RGIE).

1. Electrical diagnosis

Before starting any work, an electrical diagnostic will identify any non-compliant elements. A qualified electrician can carry out this assessment for between €100 and €250, depending on the size of the dwelling and the complexity of the installation.

2. Replacing the electrical panel

An obsolete switchboard is often the main source of non-compliance. The cost of replacement depends on the type of panel and the number of circuits:

  • Standard panel (small home): between €300 and €600
  • More complex painting (house or large apartment): between €800 and €1,500
  • Addition of a differential switch or lightning arrester: between €100 and €300 per module

3. Grounding

Non-existent or faulty earthing must be corrected. Costs vary according to the method used:

  • Upgrading an existing earthing system: between €200 and €500
  • Complete earth spike installation and wiring: between €500 and €1,200

4. Replacing wiring and sockets

If the wiring is too old or undersized, it must be replaced:

  • Partial replacement (certain wiring sections): between €500 and €1,500
  • Complete rewiring of a home: between €2,500 and €6,000
  • Addition of standard sockets: between €50 and €100 per socket

5. Inspection by an approved body

Once the work has been completed, an approved organization (Vinçotte, BTV, OCB, SGS…) must carry out a compliance inspection. The cost of this inspection varies between €150 and €300. In the event of non-compliance, a second inspection will be required after corrections have been made.

Total estimated cost of compliance

The total budget for an electrical upgrade depends on the initial state of the installation:

  • Small compliance upgrades (minor corrections): between €500 and €1,500
  • Partial renovation (switchboard, earthing, some circuits): between €1,500 and €3,500
  • Complete renovation (panel replacement, wiring, sockets, earthing…): between €4,000 and €10,000
